First month's rent is paid on the platform upon booking. If the tenant feels the room is not as advertised, they have up to 48 hours (from their move in date) to let the platform know so they can get their first rent back and cancel the booking.

The second rent and every other rent is paid into the bank account provided by Bulldog Real Estate in the rental Agreement. The rent for every month has to be paid by the 5th of each month.

To maintain the cleanliness and upkeep of the flat, every tenant is responsible for cleaning. We strongly recommend creating a cleaning roster among tenants to distribute cleaning duties evenly. Each tenant is expected to keep their individual rooms clean, while collectively ensuring the cleanliness of shared areas, including the kitchen, living room, and bathroom. Your cooperation in maintaining a clean and comfortable living environment is greatly appreciated.

• The tenants are required to sign the rental agreement and pay the deposit and admin fee before the move in date.

  By law, all rental contracts in Austria should be 3 years long. So regardless of the length of time you state on the booking site, the contract has to be 3 years long.
  However, the contract can be terminated with a 3 month notice termination letter. We require all tenants to send a signed termination letter 3 months in advance to when they want to vacate the room, giving us enough time to find a new tenant.

  
  Minimum rental period is 3 months.

  A second person (couple) will cost an additional 150 €/month.

  
  

  Booking is a minimum renting period of 3 months. ONLY for July and August the minimum renting period is 1 month.

• We understand that plans can change, and we strive to accommodate our tenants to the best of our ability. However, to ensure fairness and manage our booking schedule effectively, we have implemented the following cancellation policy:

  1. If a tenant cancels their booking within 48 hours of making it, they will be eligible for a full refund of any payments made.

  2. If a tenant cancels their booking after the 48-hour period has elapsed, they will not be eligible for a refund.

  We kindly ask all tenants to provide as much notice as possible in the event of a cancellation to allow us to make necessary arrangements. Please note that this cancellation policy applies to all bookings made with us.
